Tell us what you're seeing. We'll have an initial conversation to understand the problem and whether a site assessment makes sense for your situation.
Engineering-led residential foundation repair for New Zealand homeowners. We assess the ground and building movement first, then design the right solution — methods follow engineering, not a product catalogue.

This service is for owner-occupiers seeing ongoing or worsening signs of ground or foundation movement. Not all symptoms require engineered intervention — some are cosmetic. A Chartered Engineer will tell you which is which.
Floors that have developed a visible slope or feel noticeably different underfoot. Often first noticed when furniture sits unevenly or objects roll on their own across the floor.
Cracks around windows, door frames, or internal walls that keep reappearing after repair. Cracks that return indicate ongoing movement rather than a one-off settling event.
Frames shifting so that doors and windows no longer open, close, or latch correctly. This is caused by structural distortion as the ground beneath the home moves.
Visible sinking or dropping at one corner of the home or across a section of floor, particularly following prolonged wet weather or ground softening.
Separation forming where walls meet ceilings, floors, or adjacent walls. Often appears gradually and widens over time if the underlying movement is not addressed.
Sections of flooring that feel soft, springy, or have lost the firm support they once had. A sign that the ground or substrate beneath has shifted or deteriorated.
Residential foundation repair is the process of investigating and addressing ground movement or foundation instability beneath a home. Ground behaviour varies by soil type, moisture content, drainage, loading, and site conditions — which is why assessment always comes before any recommendation. Re-levelling without assessment is guesswork. Engineering assessment identifies why the symptoms exist.
GeoStabilization New Zealand Ltd brings more than 20 years of experience in the residential design and build market to GSI Residential. The same engineering discipline, technology, and quality systems used on critical infrastructure are applied to homes. Every project begins with investigation and design. The most appropriate method — or combination of methods — is then selected to address the cause of movement, not just the visible symptoms. All work is supported by a design and build performance warranty covering workmanship, not just materials.
THE GSI DIFFERENCE
Most residential ground repair companies lead with a product. GSI Residential leads with engineering. Before any work is recommended, a Chartered Engineer visits your property — at no charge — to assess the ground conditions and review building movement trends. Ground behaviour is complex and site-specific: soil type, moisture content, drainage, loading, and foundation conditions all influence what the right solution looks like. That's what makes GSI Residential different from other residential foundation repair services in New Zealand — we understand what's happening beneath your home before we decide how to fix it.
OUR PROCESS
STEP 1
Tell us what you're seeing. We'll have an initial conversation to understand the problem and whether a site assessment makes sense for your situation.
STEP 2
A Chartered Engineer visits your property at no charge. We assess the ground, review building movement trends, and investigate the underlying cause — not just the visible symptoms.
STEP 3
We present our findings and the proposed engineered solution, with a clear outline of scope and costs. No method is assumed in advance, and nothing is recommended without engineering justification.
STEP 4
Our own crews carry out the work under engineering supervision, using methods selected specifically for your site conditions. Installation is measured, monitored, and verified on completion.
STEP 5
We check back in after completion to confirm outcomes and address any follow-up questions. Quality is important to us — if the problem returns, we return.
Final outcomes, scope, and expectations are determined only after engineering assessment and design — not before. Where re-levelling is appropriate, it may contribute to the following:
Correction of floor slope or unevenness where this is caused by ground movement and where re-levelling is technically appropriate for the site conditions.
Redistribution of structural load to more stable ground, reducing the risk of further differential settlement between sections of the foundation.
Stabilisation of the ground conditions contributing to ongoing movement, reducing the likelihood of further deterioration over time.
An engineered, documented solution — with a performance warranty — that gives homeowners clear information about the condition of their foundation and what has been done to address it.
No method is assumed in advance. Selection follows investigation and engineering judgement.
Following assessment, re-levelling may be supported by one or more of the following engineered techniques. The method used depends entirely on site conditions, soil behaviour, depth of movement, and structural requirements. These tools are only used where technically appropriate — in many cases, assessment confirms that intervention is not required at all.
Resin injected beneath the slab or foundation for targeted ground improvement and shallow re-levelling. Lifts and stabilises with minimal disruption to the home and its occupants.
Piling or deep support systems where existing foundations require additional load transfer to competent ground. Used where surface or shallow intervention is not sufficient for the site conditions.
Computer-controlled installation that transfers structural load through weak or unstable soils to competent bearing ground at depth. Load performance is verified on installation.
Where site conditions require a combination of approaches, underpinning, re-levelling, and ground improvement are combined as part of a single coordinated engineered response.
